The Process
Anybody over the age of 18 who is to reside in the property is to complete their own application.

To speed up the application process, you should advise all of your references that they will be contacted.
Guarantors
A guarantor must be provided if you do not pass the credit check, have unsatisfactory references or the landlord requests one.
All guarantors will be contacted to ensure they are aware of their legal commitments to your tenancy. They will also be required to complete an application form to proceed through our referencing process and be subject to a credit check.
Deposits and Rental Payments
Once your application has been accepted by the landlord, you will be offered the tenancy subject to the payment of a deposit equal to one week’s rent. This must be paid upon acceptance and will act as security to the landlord of your intention to proceed with the tenancy.
Any money paid between the landlord accepting your application and you signing the Tenancy Agreement is non-refundable should you fail to proceed with the tenancy for whatever reason.
At sign up you agree to paying a bond of five week’s advanced rent. The holding deposit and advance rental bond will not be returned if any of the following events occur.
- You change your mind about the property (unless there is a Breach of Contract by the Landlord).
- You have supplied us with false references which we discover before the Tenancy begins.
- Any payment you have made to us is dishonored.

The amount is forfeited because upon signing of a Tenancy Agreement, and the payment of a deposit by you, our fee becomes payable by the Landlord. If you change your mind without a valid reason, then it is unfair for the Landlord to have to pay us again to find another tenant. It is equally unfair that we should work for nothing. Also, the Landlord then has a period when no rent is paid to him, caused by your action. Part of your deposit is paid to the Landlord to help cover those losses.
